I could have done with this information 2 weeks ago. I had a complicated case of a studio flat in a 5 story grade II listed building with no lift and the building was adjacent to a takeaway. Also the client had 50% share of the freehold in the building.

It was not just the ICR and stress rate. The problem was the ownership of the share of freehold and the the building being next to a takeaway.
We've a couple of lenders that might be able to look at cases like that, but cases that have compounded complexity are always tough
Nice 5% fee though......ouch.

5% fee though, hope the lender has done their fair value assessments on that! :)
