Britain’s Fastest-Growing Seaside Property Hotspots Ranked

New research has ranked Britain’s seaside property hotspots by annual property price growth. Yet despite leading the rankings and outperforming the national trend, many of these coastal property markets remain more affordable than buyers might expect. We take a look at the latest findings.

Bootle leads seaside property price growth

Bootle in Merseyside recorded the strongest annual growth of any seaside location, with average asking prices increasing by 11 per cent to £141,680.

Crosby, also in Merseyside, ranked second with annual growth of 9 per cent, taking the average asking price to £330,900, while Penarth in the Vale of Glamorgan recorded an 8 per cent increase to £433,081.

Llantwit Major followed with asking prices rising by 8 per cent to an average of £340,033. Llanelli (£201,570), Wallasey (£200,753) and Bangor (£220,622) each recorded annual growth of 7 per cent. Porthcawl (£359,412), Barrow-in-Furness (£185,169) and Helensburgh (£247,953) completed the top 10, with average asking prices increasing by 6 per cent.

Coastal property remains comparatively affordable

Despite strong price growth in some markets, coastal property continues to offer relatively affordable buying opportunities for investors.

In fact, nine of the 10 fastest-growing seaside locations have an average asking price below the national average of £378,304. Furthermore, across the more than 100 coastal markets analysed, more than 80 per cent also remain below this figure. This comes despite average asking prices across Great Britain falling by 0.3 per cent over the past year.

Britain’s most and least expensive seaside markets

Sandbanks in Poole remains Britain’s most expensive seaside market, with an average asking price of £1,119,945, despite prices falling by 4 per cent over the past year.

Canford Cliffs ranked second at £1,045,533, while Lymington completed the top three with an average asking price of £545,926.

At the opposite end of the market, Peterlee in County Durham remains Britain’s most affordable seaside location, with an average asking price of £120,657.

Grimsby (£133,706) and Ashington (£133,775) followed closely, while Bootle also featured among Britain’s 10 most affordable seaside markets, despite recording the strongest annual price growth.

Commenting on the findings, Colleen Babcock, property expert at Rightmove, which conducted the research, said:

“The fastest-growing seaside markets this year show that demand for coastal homes remains resilient, even as overall price growth across the UK stays more modest.

While some locations are seeing strong price increases, there are still many areas where living by the sea is more affordable, giving buyers a wider range of options depending on their budget.”
